The 2012 Base Year values contained herein have been provided by the Office of
Property Assessments. The values are for the property as it stood on January 1 of
the current year. However, the assessed values are not to be interpreted as current
market values. Allegheny County uses base year methodology. Allegheny County’s current
base year is 2012 with an effective date of value of January 1, 2012. The website is updated
on a daily basis to reflect changes due to appeals, permits, corrections and/or catastrophic
loss.

Payments posted to the current tax year of the treasurer's taxes receivable file may be removed at any time during that year pending proof of erroneous payment.
Payments posted to any treasurer's tax file may be removed within 45 days of posting due to non-sufficient funds. The actual proof of payment of all real estate taxes belongs to the owner of record.
These pages have a fixed width. To view all of the information on an 8.5 x 11 printout, it is recommended that you remove the left and right margins. To change the page margins, follow the directions for your operating system and browser below.
If you are using a Mac, you can print in portrait mode without making any changes.
Windows IE users:
The 'Search' page is the default page of the application. The user is able to search by Property Address or Block / Lot number. All of the fields on this page are blank when the user first enters the page. The fields are defaulted with the last search criteria when the user returns to this page from any of the other pages.
Address Search:
The user is required to enter a street name, the search assumes a partial street name and applies a wild card to the end of the street name. The user also has the option of entering a house number and Municipality to help narrow down the search.
Block / Lot Number Search:
The user can enter the block / lot number. This need not be in the format of '0000 0 00000 0000 00.' The leading zeros will be filled in if omitted. If only a partial block / lot number is entered, then a wild card will be used for the remaining information.
The 'Search Results' page is displayed after the user enters criteria on the 'Search Page' and hits the appropriate search button. This page is only displayed if more than one record matches the search criteria. If only one match is found, then the 'General Information Page' is displayed. If no matches are found, then a message stating that no records were found is displayed. The following information will be displayed:
A button is available on this page to return the user to the 'Search Page.'
The number of matches displayed is limited to 100. If more than 100 matches are found, then four buttons will be available at the bottom of the page:
'First Page' button is active if the user is not currently on the first page and sends the user to the first page of the search results.
'Previous Page' button is active if the user is not currently on the first page and sends the user to the previous page of the search results.
'Next Page' button is active if the user is not currently on the last page and sends the user to the next page of the search results.
'Last Page' button is active if the user is not currently on the last page and sends the user to the last page of the search results.
The 'Block / Lot' field is a hot link that sends the user to the 'General Information Page' for the selected Owner.
The 'General Information' page displays general information for the property. This information is generic property information that is applicable to both residential and commercial property. There are tabs at the top of the page that allow the user to view more information on the current property. Buttons allow the user to return to the search page or the search results page.
The 'Building Information' page displays information on the building(s) that resides on the property. If more than one building exists on the property, then buttons at the top of the page enable the user to view the previous and next building information pages. The page displays different information for residential and commercial buildings. If both residential and commercial buildings reside on the property, the residential buildings will be displayed first, then the commercial buildings. There are tabs at the top of the page that allow the user to view more information on the current property. Buttons allow the user to return to the search page or the search results page.
The 'Tax Information' page displays the tax information for the property. All payments for the current and three previous years are displayed on this page. There are tabs at the top of the page that allow the user to view more information on the current property. Buttons allow the user to return to the search page or the search results page.
The 'Previous Owners' page displays a list of previous owners for the current property. This page is limited to the current and two previous owners regardless of when the sales occurred. There are tabs at the top of the page that allow the user to view more information on the current property. Buttons allow the user to return to the search page or the search results page.
The 'Image' page displays the sketch and picture associated with the property. There are tabs at the top of the page that allow the user to view more information on the current property. Buttons allow the user to return to the search page or the search results page. Sketch codes
The 'Comparables' page displays information on the comparables that were used in determining this property's value. Thumbnail images of the comparable properties are displayed on this page. The block / lot numbers for the comparable properties are hyperlinked to that property's general information page. There are tabs at the top of the page that allow the user to view more information on the current property. Buttons allow the user to return to the search page or the search results page.
The 'Appeals Status' page offers appeals information for the subject parcel on the current tax year ' who appealed (owner or taxing jurisdiction) and the status of the appeal (entered, scheduled, awaiting disposition, etc.). Appeals Legend
The 'Maps' page provides a computer-based parcel map of the subject parcel and surrounding parcels.The subject parcel is outlined.There is an aerial photo in the background (dated 2004) andthe streets are labeled on the map.None of the data are survey accurate and cannot be used for survey purposes.The data are for reference only to locate properties.They are not intended to verify locations of buildings, fences, or building and street setbacks.This map is not intended for the purpose of searching for properties other than the subject parcel, therefore there is no ability to zoom, pan, or re-query on this map.
The three-digit Municipality Codes identify the municipality and the neighborhood of each property. For cities, the first digit indicates the City and the next two digits refer to the Ward. In Allegheny County, Borough codes begin with an 8, and Township codes start with a 9.
